Real estate is usually the largest investment a person will ever make, yet many do so without knowing the condition of the property they are purchasing. Believe it or not, the average buyer spends less than 30 minutes in the home being considered for purchase!
The process of buying a home can be stressful. A home inspection is not a warranty or an insurance program, but a method to assist you to understand the condition of the property at the time of the inspection by an objective visual non-destructive examination of the systems and structure of a home from the roof to the foundation. The inspection can identify non-functioning systems, damaged building components, safety issues and poor quality installations.
In most cases, the average inspection takes 3-4 hours depending on the size, condition and age of the property. We are committed to providing Outstanding Customer Service and Satisfaction. Your understanding of the inspection findings is critical to our goal of providing the best customer service available. You are encouraged to accompany the inspector through the inspection process to receive a complete consultation and valuable orientation to the property and its systems.
Upon completion, you will receive a formal inspection report detailing the condition of each item inspected. Digital photos of areas of concern are included in the report. The report consists of approximately 25-30 pages and can be sent by e-mail.
Having this information before purchase, selling, repairing or remodeling can return many dividends, both financially and emotionally.
That’s why it’s vital to select a service like ours. In addition to inspecting a home’s systems and structures, we are certified to test for the presence of Radon and Sample Mold/Allergens.
Radon is a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S. Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations.
Radon is estimated to cause thousands of lung cancer deaths per year. Radon is the number one cause of lung cancer among non-smokers, and the second leading cause of lung cancer overall. Moreover, Southwest Virginia has some of the highest levels of radon in the country.
Testing is the only way to know if you and your family are at risk from radon. The Surgeon General and EPA recommend testing all homes below the third floor for radon. Please click here for more information.
Mold can trigger asthma and other serious health problems -- but it's also risky to your financial health. The damage it can do and the repairs required can be extensive. If you are buying or own a house that could have had any water-leakage problems, get it inspected for MOLD.
